Cinco Ranch
Master-planned community, Katy ISD
The community that defined modern Katy. Newland's roughly 8,000-acre development began sales in 1991 on ranch land that five Houston oil families had named Cinco Ranch in the 1930s; the 1984 land purchase was the largest raw-land deal Houston had seen. Today it holds thousands of homes around lakes, a golf course, 17 tennis courts, 11 pools and some 60 parks, split into sections north and south of the Grand Parkway.
How we work it: The highest listing volume in our area. Section HOAs have their own post and rider rules, and our installers know them. Photo sets here lead with the lake and park views buyers search for.
Firethorne
Master-planned community on the Katy / Fulshear line
About 1,400 acres along FM 1463 with roughly 150 acres given to parks, a competitive swim center, a recreational pool, a gym, sports fields, a wildlife habitat and nature trails. Firethorne is unusual in that it spans two districts: part of the community is zoned to Katy ISD and part to Lamar CISD, something buyers ask about on every showing.
How we work it: Minutes from our office. Firethorne West is still building, so we see a steady mix of new-construction spec listings and resales; drone shots show the trail and lake system well.
Cane Island
Master-planned community inside the City of Katy
Rise Communities built Cane Island on 1,100 acres of former prairie just off I-10 at Cane Island Parkway. Its Amenity Village centers community life with a lagoon-style pool, a water playground, a lap pool, a fitness center, a yoga studio conservatory, an amphitheater lawn and an open-air treehouse, all inside Katy ISD.
How we work it: Close to the office and a frequent stop for our crews. Builders here order sign posts and photos together for model and spec homes.
Elyson
Master-planned community, north Katy
Newland's largest active Katy project covers more than 3,600 acres along FM 529 and Katy-Hockley Road, with over 750 acres set aside for parks, lakes and open space, more than 30 miles of trails and a catch-and-release lake. Elyson House is the main amenity center with a resort pool, splash pad, fitness center and event space, and the community is zoned to Katy ISD.
How we work it: Elyson is still opening new sections, so expect new-construction listings and a lot of competing signs on the same street; a clean post and a sharp panel stand out.
Seven Meadows
Golf course community, Katy ISD
Built mostly in the mid-2000s around the Greg Norman-designed, par-72 Meadowbrook Farms Golf Club, Seven Meadows holds about 1,700 traditional-style homes on generous lots near the Grand Parkway, Fry Road and Cinco Ranch Boulevard. Golf-course lots and custom sections give it a higher price band than most of 77494.
How we work it: Aerial photography earns its fee here: a drone shot proves the golf frontage and the lot size in one frame.
Grand Lakes
Lake-centered master-planned community, 77494
Grand Lakes sits in the southwestern part of 77494 near the Grand Parkway and West Bellfort, built around its lakes with pools, trails and highly rated Katy ISD campuses inside the community. It is a mature neighborhood with a steady resale market rather than a new-construction one.
How we work it: Lake-lot listings should be shot from the water side; ask for the twilight add-on on west-facing lake homes.
Kelliwood
Established estate neighborhood
One of Katy's original upscale neighborhoods, Kelliwood is known for large homes on tree-lined streets, golf course access and amenities such as tennis courts, pools and clubhouses, with shopping and dining on the Cinco Ranch side of the Grand Parkway minutes away.
How we work it: Mature trees and deep setbacks: our installers place posts where the sign is visible from the street, and photographers plan around the shade.
Nottingham Country
Established neighborhood, north of I-10
Mature trees, spacious homes and a traditional suburban feel on the north side of I-10 near the Katy Mills area. Residents share parks, tennis courts, pools and walking trails, and the neighborhood's age means many listings are remodeled homes competing with new construction further out.
How we work it: Remodeled homes benefit from a full interior shoot plus a 3D tour so buyers can see the updates room by room.
Pine Mill Ranch
Master-planned community, Katy ISD
A newer master-planned community south of Cinco Ranch with pools, splash pads, tennis courts and winding trails through green space, popular with families for its schools and active amenities.
How we work it: Family-focused buyers: photos of the amenity center and playgrounds, delivered with the gallery link, help a listing travel on social media.
Ventana Lakes
Lakeside community, 77493
Lake views, trails and playgrounds at an approachable price point in the fast-growing 77493 ZIP, zoned to Katy ISD. Ventana Lakes draws first-time buyers and move-up families who want water on the lot.
How we work it: Quick turnarounds matter in this price band; sign post and photos are usually installed and delivered within a day of each other.
Sunterra
New master-planned community with a Crystal Lagoon
One of Katy's newest communities, Sunterra is built around a tropical-style Crystal Lagoon and a lineup of new-construction homes from national builders, with new sections and schools still arriving.
How we work it: Builder model homes and spec inventory: we install posts and riders in volume and shoot drone footage of the lagoon for marketing.
Falcon Landing
Katy neighborhood, 77494
A quieter Katy ISD neighborhood known among local agents for one of the lowest property tax rates in Katy, with pools, parks and quick access to the Grand Parkway and Westpark Tollway.
How we work it: Resale listings here compete on value; a clean photo set and a next-day sign are the standard package.
